Compare VA, FHA, and conventional home loans. Review eligibility, down payments, mortgage insurance, and costs for South Orange County buyers.
Buying your first home is exciting, but comparing VA, FHA, and conventional loans can be confusing.
VA, FHA, and conventional loans are different mortgage options with separate down payment, eligibility, credit, and mortgage insurance requirements.
In this guide, I’ll explain how each loan works, the main differences, and what first time buyers should review before choosing a program.
Down Payment: VA loans may allow 0% down, eligible conventional programs may start at 3% down, and FHA loans generally require at least 3.5% down.
Eligibility: VA loans require qualifying military service, while FHA and conventional loans do not have a military service requirement.
Mortgage Insurance: FHA loans generally include mortgage insurance for the life of the loan in lower down payment scenarios, while conventional mortgage insurance may be removable later.
Best For: The right option depends on eligibility, credit, down payment, monthly payment, property type, and long-term plans.
I’m Yosef Shapiro (NMLS# 896711), a California-licensed mortgage broker with 15 years of experience. I came into the mortgage business after several years in commercial real estate on Wall Street, and my dad, who was a mortgage broker, helped me make the change after I grew up watching him assist buyers and homeowners.
At Electronic Mortgages Inc, I work with first time homebuyers throughout South Orange County and other parts of California. As a mortgage broker, I have access to many lending institutions and loan products that may not be available at a big bank. Happy to assist if you want to compare the options based on actual numbers.
Which loan may require the smallest down payment? An eligible VA borrower may be able to purchase with 0% down. Certain conventional programs allow 3% down, while FHA generally starts at 3.5% down.
Which loan has the easiest credit requirements? FHA financing commonly allows more credit flexibility, but lenders may have their own minimum scores and underwriting requirements.
Can all three loans finance a primary residence? Yes. VA and FHA loans are intended for primary residences, and conventional loans can also finance a primary home.
Which loans have mortgage insurance? FHA loans include mortgage insurance, and conventional loans generally require private mortgage insurance with a smaller down payment. VA loans do not have monthly mortgage insurance, although a funding fee may apply.
Are first time buyer programs separate from these loans? Sometimes. Assistance programs may be paired with certain FHA or conventional loans, depending on the program rules and borrower qualifications.
A VA loan is a government-backed mortgage available to eligible service members, veterans, and certain surviving spouses. The Department of Veterans Affairs guarantees part of the loan, but the financing comes from an approved private lender.
One of the main advantages is the possibility of purchasing with 0% down. VA loans also do not have monthly mortgage insurance. This can make the monthly payment more competitive than an FHA or low-down-payment conventional loan.
A VA funding fee commonly applies. The amount varies based on the borrower’s service, down payment, prior use of VA eligibility, and whether an exemption applies. The fee can often be financed into the loan, but current guidelines should always be checked.
A valid Certificate of Eligibility
Occupancy as a primary residence
Sufficient income to support the payment and other obligations
Credit that meets the lender’s guidelines
A property that meets VA appraisal and condition requirements
The VA itself does not establish one universal minimum credit score, but individual lenders commonly set their own requirements. The lender will also review residual income, debt, employment, assets, and payment history.
VA financing can be especially relevant in military-heavy areas of Orange County and San Diego County, including Oceanside and nearby coastal communities. Eligibility by itself does not mean every property or loan amount will qualify, so it is important to review the full file before making an offer.
An FHA loan is a mortgage insured by the Federal Housing Administration and commonly used by buyers who need a lower down payment or more flexible credit guidelines. FHA loans are not limited to first time homebuyers.
The established minimum down payment is generally 3.5% for borrowers who meet the required credit guidelines. A larger down payment may be needed in some credit situations, and individual lenders can add their own requirements.
FHA loans include an upfront mortgage insurance premium and annual mortgage insurance paid as part of the monthly payment. The cost is based on the loan amount and current program rules. In many lower down payment scenarios, the annual mortgage insurance remains for the life of the loan unless the borrower later refinances.
You can review more details on the FHA home loan program , including general qualification and property requirements.
At least the required minimum down payment
Verifiable income, employment, and assets
Credit that meets FHA and lender guidelines
An FHA appraisal showing the property meets applicable standards
FHA can work well when a buyer has limited funds available for a down payment or has credit that does not price as well under conventional guidelines. However, the mortgage insurance and property standards should be compared with the other options.
A conventional loan is a mortgage that is not insured or guaranteed by a government agency. Many conventional loans follow Fannie Mae or Freddie Mac guidelines, although other conventional programs are also available.
Eligible first time buyers may qualify for a 3% down conventional loan. Other programs may require more, depending on income, occupancy, property type, credit, and loan amount. Conforming loan limits vary by county and can change.
Conventional loans generally use risk-based pricing. Credit score, down payment, property type, occupancy, and other factors can affect the rate and cost. Stronger credit and a larger down payment commonly improve the available pricing.
Private mortgage insurance is generally required when the borrower has less than 20% equity at closing. Unlike FHA mortgage insurance in many lower down payment cases, conventional mortgage insurance may later be removed once the applicable equity, payment history, and servicing requirements are met.
Some buyers may also qualify for low down payment purchase options . The income limits, homebuyer education rules, and property requirements vary by program.
This is a general comparison as of 2026. Rates, fees, loan limits, mortgage insurance, and underwriting requirements can change. The actual result will depend on the borrower, property, lender, and current guidelines.
The smallest down payment does not always result in the lowest total payment or cost. I normally compare all available programs side by side rather than selecting a loan based on one feature.
If you have possible VA eligibility, confirm it early. If VA is not available, FHA and conventional financing can be compared based on the rest of your file.
The down payment is only part of the amount due at closing. Buyers should also plan for closing costs, prepaid property taxes, homeowners insurance, and initial escrow deposits when an impound account is used.
Some costs may be paid through a seller credit or lender credit, subject to the loan guidelines and purchase contract. A credit can reduce the amount due at closing, but a lender credit may come with a higher rate.
Review principal, interest, property taxes, homeowners insurance, mortgage insurance, and any homeowners association dues. In South OC beach cities such as San Clemente, Dana Point, and Laguna Niguel, property taxes, insurance, and HOA costs can make a material difference in the total payment.
FHA may provide a good initial approval option, but conventional financing could have an advantage if mortgage insurance can be removed later. VA may provide a strong long-term structure for eligible borrowers because it does not have monthly mortgage insurance.
There is no single answer for every buyer. Ideally, I would run each available option at the same purchase price and compare the cash needed, estimated payment, rate structure, and long-term cost.
A homebuyer preapproval reviews income, assets, credit, debts, and the proposed down payment before an offer is submitted. It can also identify which loan programs are realistic and whether additional documentation will be needed.
For buyers in Mission Viejo, Rancho Mission Viejo, Ladera Ranch, Irvine, or other Orange County communities, the property price may also affect whether a conforming or higher-balance loan structure is needed. Current county loan limits should be checked when the preapproval is prepared.
I can definitely help with that. If you are comparing VA, FHA, and conventional financing, let’s talk and review the numbers at a few purchase prices. I can explain the estimated payment, funds needed for closing, and next steps without assuming one program is automatically the right fit.
Gift funds may be allowed, but the rules depend on the loan program, donor, occupancy, and amount being contributed. The lender will generally require documentation showing the source and transfer of the funds.
Yes, but condominium eligibility varies by program and project. FHA and VA financing may require project approval or a specific review, while conventional loans have separate standards for the condominium association, insurance, budget, and owner occupancy.
A conventional loan above the applicable conforming limit may need to be structured as a jumbo loan or another available program. VA and FHA have different rules, so the available options should be checked using the current county limits and lender guidelines.
Usually, but the file will need to be reviewed under the new program’s requirements. Changing programs can affect the down payment, appraisal, mortgage insurance, rate, closing costs, and closing timeline.
Closing commonly takes several weeks, but timing varies based on the lender, appraisal, property, documentation, and purchase contract. VA or FHA property issues and condominium reviews can add time, so these items should be identified early.
This is educational and not financial advice. Loan programs and guidelines can change. Talk with a licensed mortgage professional about your specific scenario.
