Yes, some lenders offer second mortgages on rental properties in San Clemente. If you qualify, you may be able to access equity without refinancing the mortgage you already have. But an investment-property loan has different requirements than a loan on the home you live in.
If you like your current first-mortgage rate, replacing that entire loan just to pull out cash may not be your first choice. A second mortgage gives us another option to compare.
Here’s what I’d look at before deciding whether it fits.
A standalone second mortgage adds another loan secured by the property. Your existing first mortgage stays in place, with its existing terms. You take on a separate payment and another lien.
For example, say you owe $450,000 on a rental and want $100,000 for improvements. A second mortgage could let you borrow that additional amount without replacing the $450,000 loan, subject to qualification. Your total debt would increase to $550,000 before any financed costs.
That is different from a cash-out refinance , which replaces your current mortgage. I’d compare the costs and combined payments of both choices, not just the new loan’s rate.
The property secures both loans. If you cannot repay, you could lose it through foreclosure. The CFPB explains the basics of second mortgages and their risks .
These are two different ways to borrow against equity:
Fixed-rate second mortgage: You receive a lump sum. With a fully amortizing fixed-rate loan, principal and interest payments are scheduled over the agreed term. This can make budgeting for a defined project simpler.
HELOC: You receive a credit line with rules for drawing and repaying funds. Rates are often variable, so payments can change. Check what happens when the draw period ends.
A HELOC advertised for a primary home may not allow a rental property. We need to confirm investment-property eligibility before comparing quotes. The CFPB’s comparison of home equity loans and HELOCs explains the general differences; it does not establish eligibility for a particular rental.

Some investment-property second-mortgage programs use rental cash flow rather than traditional personal-income qualification. These are often called DSCR loans. DSCR stands for debt service coverage ratio.
This does not mean automatic approval or no documents. The lender still reviews credit, equity, property eligibility and rental documentation. Required cash reserves, landlord experience and the calculation of housing expenses vary by program.
As one example of this loan category, Angel Oak describes a rental-cash-flow second-lien program . That is an example, not a quote or promise that its program fits your property. Current lender availability and guidelines need to be checked for your situation.
If your rental is a condo or a short-term rental, tell me up front. A program that accepts a long-term rental house may not accept every property type or rental arrangement. Learn more about how DSCR financing works .
Your property’s value is only part of the calculation. We also need the balances of existing loans and the new lender’s combined loan-to-value limit, often shortened to CLTV.
Here is an illustration, not a program offer:
Property value: $900,000
Existing mortgage balance: $450,000
Requested second mortgage: $100,000
Combined loan balances: $550,000
CLTV: about 61.1% ($550,000 ÷ $900,000)
That calculation alone does not tell us whether the loan qualifies. The lender must accept the value, loan amount, credit profile, rental income and other details. Closing costs can also reduce the cash you receive.
Rental improvements or another investment-property purchase may be worth discussing. But the loan’s purpose matters.
A business-purpose rental-income loan is not interchangeable with a consumer loan for personal spending. Do not assume that paying off personal credit cards, remodeling your primary home or covering household expenses is permitted. We should explain the intended use accurately and confirm that the loan allows it before applying.
Your full monthly cost: The first loan, the proposed second loan, taxes, insurance, HOA dues and a realistic allowance for rental expenses and vacancies.
Upfront and ongoing fees: Origination, appraisal, title, closing costs and any credit-line fees that apply.
Exit costs: Whether a prepayment penalty or early-closure fee applies, especially if you might sell or refinance soon.
Payment changes: Any variable rate, interest-only period, balloon balance or change when a HELOC enters repayment.
Your actual goal: How much cash you need, when you need it and whether taking on more debt makes sense.
The FTC’s home-equity borrowing guide is a useful general resource on fees and repayment risks. Consumer-loan protections and terms should not be assumed to apply identically to business-purpose financing.

Program availability, credit, equity, rental-income documentation, permitted uses, fees and prepayment terms vary by lender and may change. Examples are hypothetical.
