If you’re searching for the best mortgage broker in San Clemente, you’re probably looking at rates and reviews.
I would too. But there are a few other things I’d want to know before choosing someone.
Does that rate come with extra fees? How carefully have they reviewed your income? Who do you call when you find a house and need numbers before making an offer?
I’m Yosef Shapiro, a mortgage broker here in San Clemente. Here are seven questions I’d ask.
Different lenders can offer different rates, fees, and loan programs for the same borrower.
As a mortgage broker, I can compare multiple lenders. That gives us more options to review, especially if you’re self employed, buying an investment property, or have income that needs a closer look.
Ask: “What options did you compare, and why do you recommend this one?”
You should get an answer that makes sense to you.
When someone tells me they found a lower rate, my first question is usually, “How much are they charging for it?”
A quote might include discount points. Another might have a slightly higher rate with lower fees or a lender credit.
On an $800,000 loan, one point costs $8,000. Before paying that, I’d want to see how much it saves each month and how long you expect to keep the loan.
Ask for a comparison showing the rate, points, lender fees, credits, estimated payment, and cash needed to close.
The lowest rate may come with costs that don’t make sense for your plans.
Already have a quote? Send me your Loan Estimate and I’ll help you compare it.
The payment on Zillow or Redfin may use a different down payment, rate, or loan program than you would qualify for. Property costs may also need updating.
Before you make an offer on a San Clemente home, I’d want to review the property taxes, insurance, HOA dues, mortgage insurance if needed, and any special assessments.
